Description
This property is comprised of two 1.25 acre lots and each qualifies for a well and is buildable. The
terrain is very level, wide open meadows with spectacular views of the snow-capped mountains to the
southwest, west, and northwest. Access is by good road that is fairly smooth and can be reached by any
car. I've even been able to drive to it at most times in the winter because the County has maintained
the road to and including Chippewa Trail, a few hundred yards from the property. There are full-time
residences nearby. These can be sold together or separately.

The dimensions of each of the two lots is about 329 feet by 165 feet and they are rectangular in shape.
So with both lots together it's about 329 feet by 330 feet and square in shape.

It's a short drive to the Pike National Forest from here and about 15 minutes to the San Isabel National
Forest, which are many miles of woods and meadows open to the public.

Directions

From the town of Hartsel, Colorado: Take Highway 9 south for two miles to County Road 53.
Turn right and go 1/4 mile to the curve. Set your odometer and turn left. Go about one mile.
Stay right on CR 53 and go another 5.5 miles to Chippewa Trail. Turn right (west) and go a
little less than 0.4 miles to Arikaree Road. Turn left (south) and go 0.25 miles to the northwest
corner of lot 1467A, which is on the left (east) side of the road. Continue another 165 feet to
the southwest corner of lot 1467A, which is also the northwest corner of lot 1467C. Another
165 feet further is the southwest corner of lot 1467C. The other corners lie directly away from
those corners. Each corner is marked with a wooden stake wrapped with orange survey tape.
The original metal survey markers don't appear to be present and the locations are approximate,
but should be close. They were marked with a GPS from other known corners in the area.
