LOCATION

This property is located about 4 miles west of I25 in the lower mountains of Southern Colorado,
near the historic old mining town of Ludlow. It is about 10 miles northwest of the city of Trinidad
and 23 miles southeast of Walsenburg. There are a few ranches and homes scattered around,
but the area is very quiet and peaceful. This 40 acres is very remote, and a several mile drive
through the woods from the main road, yet not very difficult to get to on mountain backroads. It
has a hilltop location looking to the north, east and west, and it is the site of an old coal mine,
which appears to have been covered over.

Travel time from Colorado Springs is about two hours, and from Denver about three hours to the
property.

PROPERTY DETAILS

This beautiful large parcel has lots of ponderosa pine, oak bushes, pinon pine, and junipers. The
wildlife certainly appreciate the dense vegatation. I've often seen elk close to the property
and they will be on the property at times. There are plenty of deer that frequent it too. There
are many birds and small animals as well.

This is a great place to build a country home or cabin. You could use it as hunting property or
a weekend getaway. One well is allowed for water on the property. You can utilize the water
for livestock and plants as well as for household use because the lot size is over 35 acres.
Septic systems are used, which are normal in rural areas.

The terrain varies greatly from nice level meadows, to hilly, to sheer cliffs. The meadows would
be the perfect place to put a home, cabin or camper, with spectacular views that seem to go on
forever. There is electrical power and phone service there to, which makes it ideal.

There are few building restrictions here, and I know from experience that it's a great place to
ride an ATV, snowmobile, or mountain bike. There are many miles of private roads through the
woods that would be great to explore.

This property has an old mobile home that is not usable, and scattered old things around there
and the mine area. There is a shed, and what appears to be a large water tank or cistern.

DIRECTIONS

Take I25 south from Walsenburg or north from Trinidad to Ludlow, exit 27. Turn
west toward the mountains and go almost 1 mile to County road 61.5 which is just
before the railroad tracks. Turn left and go a little over a mile to County Road 40.2,
which goes to the right under the railroad. Turn right and go through the underpass
and continue for about 3.6 miles. Just past the old wooden Ponderosa Hills sign (on
the left side of the road), turn left and go to the gate. Open the gate and drive
through, and close the gate. Go about 2.7 miles to the intersection. Turn right here,
and go 1.5 miles, staying on the main road. At the road that goes left (north), turn
there and go about 0.75 miles to T in the road. Turn right there and go only about
20 feet, and turn left on the old trail that is the driveway to the property. The driveway
is very rough, so be careful when driving on it. The southwest corner of the property
can be reached by turning left instead of right at the T in the road, and going 0.25 miles
near the neighbor's camper. See the aerial photo for the location of the corners.
